A unique opportunity to purchase land with a very high water flow (amount of water received), which is available in the water's own flow, because the property has a large group of springs, which forms one of the best water flow indicators in Latvia. Ideal place for trout and arctic pike farming. In summer the water temperature is not higher than + 16C and in winter below + 5C. The property has about 15 underground springs above water level and feeds the Vecmelder mill pond. The diameter of the largest underground source is ~ 60 cm.

The property with a total area of ​​18.9 hectares consists of - 10ha of meadows, 5.1ha of forests and 3.8ha of water (mill pond and streams). There are several ruins of the old mill and farm buildings in the property. The buildings have not been preserved, but it is possible to build new ones on their foundations. For example, a fish incubator can be located instead of the old mill.

As the property is unique, part of it is included in the territory of the natural monument. The territory of the natural monument includes the area around the mill pond and another 80 meters downstream of the mill pond dam. This means that all activities carried out in this area must be coordinated with the nature conservation authority. In principle, there is no restriction for the improvement of the territory and the pond, simply the activities according to the legislation must be coordinated with the Nature Air Protection Board. There is also no restriction on the use of water. The Nature Board is welcoming and supportive of the arrangement and use of these unique sites.

An expert limnologist's conclusion has been received that the construction of the fish farm will not affect natural monuments and will be allowed.

The rope that flows out of the mill pond has a rope strip removed, so it can be moved to another bed if it is needed for construction. Purification equipment and fish ponds can be installed in the meadow. There was also an idea to transform the stream into a place for trout anglers, i.e. to create a small recreation complex. There are several abandoned houses and land around, which can be bought here if necessary.

The property has an electricity connection, where it is possible to increase the electrical power by placing a transformer.
